We focus on buying homes at below market prices from sellers such as banks REO, estates, and divorces. Many of the homes we purchase are also in need of repairs. We make rennovations and updates to these homes to force accelerated appreciation and increased value. Most deals are structured to have about 25% equity left in the project after all expenses. Many properties are held as rentals and the invested capital is paid back by securing permenant financing with a bank. Another exit strategy is to sell the property to a new home owner.
